It's that time of year when you're busy with holiday parties, shopping for gifts and spreading that holiday cheer. Unfortunately - it's not the easiest season for selling a home with all of the distractions that come with the holidays. It seems like only the most determined home buyers are out hunting for their perfect match of a home. But not to fear! You can make your home stand out with these easy-to-implement holiday staging ideas that will be sure to leave a lasting impression on buyers.
So before you deck the halls or spin that dreidel, discover how staging your home for the holidays can be just as - if not more important - than staging your home during the off-season.
The Cozy Effect
It's no secret that home buyers are emotional. By adding the special touch of holiday feel in your home, you're letting those potential buyers feel what its like to spend holidays at your house. So much they may even envision their own future family get-togethers! The more emotional attachments and bond you can build through your staging the better.
Be sure to pick holiday decor that is neutral. You want to make sure your home feels cozy, not that Christmas just threw up in your living room. Subtle holiday decor, such as a bowl of cinnamon pine cones on your coffee table, garland along the railings, or a decorative holiday pillow (check out these festive $10 holiday pillows here) are all little touches that go a long way. Make sure to have a touch of holiday decor throughout your home so as they walk around, they're feeling the holiday love no matter what room they're in.
Use the Power of the Senses
While we are incredibly visual beings, the power of smell can go a LONG way. Not only do you want to see holiday cheer, but you want to smell it too (pro tip: don't go overboard, as you don't want to gas out your guests)! The power of smell is so great, that they can take us back to some of our favorite memories - especially ones that remind us of the holidays! Again, it's about creating the emotional attachment to your home for the buyers. Below are some of our go-to ideas to have your home smelling like the holidays.
One of our favorite candle brands, Voluspa, has the perfect holiday scent named Branche Vermeil - a lovely blend of cedar, pine and notes of silver cypress. Another budget friendly idea is homemade "potpourri". All you have to do is boil some cinnamon sticks in a medium size pot with 1 T vanilla, 3 cups apple cider, sliced oranges, fresh cranberries, whole cloves, fresh rosemary and some evergreen branches. Fill with water almost to the top and let it simmer. In just minutes your home is smelling more festive than ever!
Last but not least, our favorite little trick is to bake some cookies or a pie right before home buyers come to see your home (or even during an open house!). Home buyers can envision what your home would be like with apple pie or chocolate chip cookies wafting through the air - again creating the festive ambiance and building those important emotional attachments. You can take it one step further by slicing a few pieces and handing them out to any hungry home buyers. (Pro tip: go for a pumpkin or apple pie for those holiday smells that are sure to make potential home buyers drool!)
Showcase the Best Features
Like we mentioned above, over decorating can distract your buyers and be potentially off-putting. But with the right decorations, you can draw their eyes to the unique selling features of your home. It's a sneaky way to show off your homes' charming attributes!
If you have high archways, dangle some mistletoe with a red bow to draw their eyes up to it. If you have a large staircase, add some garland with soft white lights to show the grandeur (see picture below). If you have a fireplace, add a small fresh evergreen wreath above it to draw their eyes to the fireplace. The options are endless!
Above All - Keep It Simple
And keep the clutter to a minimum! You still want each room to feel as spacious as you can, so psychologically your home feels bigger to potential buyers (this is a huge plus!!!). And as previously mentioned, while you want to spread the holiday cheer throughout your home, a lot of people make the mistake of using every last space to add a decoration. The key here is to add a touch of neutral holiday decorations in each room without going overboard. A little goes a long way here!
Before you know it, you'll be spreading the holiday feels enough to (hopefully) capture the heart of a potential home buyer!
